VRBO rewards completeness more than cleverness
Where Airbnb rewards conversion velocity, VRBO rewards a fully filled out listing. Every amenity checked, every room type completed, every policy field answered, every photo captioned. Listings that finish the profile sit higher than listings with the same reviews and a half-filled form.
Spend an hour with your dashboard and close every yellow gap before you tune anything else.
Your title is your single biggest keyword lever
VRBO uses your title heavily in search matching. The strongest format in 2026 is: property type, key feature, location signal. For example, "Lakefront 4BR with Hot Tub, Walk to Town."
Avoid cute names with no keywords ("The Bluebird Cottage"). Save the name for the headline below the title. The title is for the algorithm and the scanner.
Amenities are search filters, not decoration
Every amenity you check is a filter a guest can apply to narrow the results. If a guest filters for "Hot Tub" and you have one but never checked the box, you do not appear. Period.
Walk through the amenities list quarterly. New ones get added, and old ones occasionally split into more specific categories.
Response time matters more than guests realize
VRBO weights response rate and response time into ranking, especially for inquiries and booking requests inside 24 hours. A 90% response rate under one hour will outrank a similar listing at 70% and four hours.
Set up push notifications on the VRBO owner app and answer every inquiry within the hour, even if the answer is "let me check and get back to you tonight."
Premier Host status is worth chasing
Premier Host is VRBO's quality badge, awarded quarterly based on review average (4.3+), response rate (90%+), booking acceptance, and cancellation rate. Premier Hosts get a visible badge in search and a meaningful ranking boost.
If you are within striking distance, protect your booking acceptance rate above all. One owner-initiated cancellation can knock you out for a full quarter.
Photos: quantity and labels both matter
VRBO recommends at least 24 photos and rewards listings that hit that number with better placement. Label every photo (Living Room, Primary Bedroom, Hot Tub, View from Deck). Labels are read by the search index.
Lead with the exterior or the wide living room shot, not a styled detail. VRBO guests want to size up the whole house before they fall in love with a corner of it.
Reviews and recency
VRBO ranks listings with recent reviews higher than listings with the same average from a year ago. After every stay, send a thank-you note 24 hours after checkout asking specifically for a review on VRBO. Hosts who ask, get them. Hosts who do not, do not.
